Water Damage Estimate Analysis
Water Damage Estimate Review provides loss-type-specific analysis for water damage claims. The system compares detected trades against water loss expectations and generates observational findings about estimate structure.
This is NOT coverage interpretation. Water loss expectations are observational patterns only, NOT statements about what is covered, required, or owed.
What This Tool Does NOT Do
- Does NOT determine if water damage is covered under your policy
- Does NOT interpret exclusions (flood, groundwater, etc.)
- Does NOT provide opinions on cause of loss
- Does NOT determine what carrier "should" pay
- Does NOT provide restoration advice
Water Loss Expected Trades
For water damage losses, the following trade categories are commonly observed in estimates:
Required Trades (Commonly Observed)
DRY
Drywall
Almost always affected in water loss
PNT
Painting
Typically follows drywall work
Common Trades (Frequently Observed)
FLR
Flooring
Frequently damaged by water
TRM
Trim
Often affected at floor level
CLN
Cleaning
Standard in water losses
DEM
Demolition
Removal of damaged materials
INS
Insulation
Often wet and must be removed
Conditional Trades (Sometimes Observed)
CAB - Cabinets
CTR - Countertops
ELE - Electrical
PLM - Plumbing
TIL - Tile
WIN - Windows
DOR - Doors
CRITICAL DISCLAIMER
These are observational patterns only. They are NOT statements about:
- What should be covered under your policy
- What carriers must pay for
- What is required or owed
- Policy coverage or exclusions
Categories not detected may be intentionally excluded, not applicable, or not covered under your policy.
What You Receive
- Trade Categories Detected: Which water damage trades are present (DRY, PNT, FLR, etc.)
- Categories Not Detected: Which commonly observed trades are NOT present (observational only)
- Line Item Observations: Zero quantities, removal without replacement patterns
- Integrity Findings: Drywall without paint, flooring removal without reinstall, etc.
- Comparison to Expectations: How estimate compares to water loss patterns
Example Water Damage Estimate
Living Room - Water Damage
DRY - Remove damaged drywall - 120.00 SF
DRY - Install new 1/2" drywall - 120.00 SF
PNT - Seal and prime walls - 120.00 SF
PNT - Paint walls (2 coats) - 120.00 SF
FLR - Remove damaged carpet - 200.00 SF
FLR - Install new carpet with pad - 200.00 SF
TRM - Replace baseboard - 40.00 LF
CLN - Clean and deodorize - 300.00 SF
Analysis Result:
- ✅ Required trades detected: DRY, PNT
- ✅ Common trades detected: FLR, TRM, CLN
- Conditional trades: DEM, INS not detected (observational only)
Water Damage Integrity Checks
The system runs water-damage-specific integrity checks:
- Drywall without paint: DRY trade detected but PNT trade not detected
- Removal without replacement: Flooring removal without reinstall
- Zero quantities: Line items with zero quantity but labor descriptions
- Material without labor: Materials listed without installation labor
Output: Observations only. No judgments about what "should" be included.
Common Water Damage Scenarios
Scenario 1: Burst Pipe
Commonly observed trades: DRY, PNT, FLR, TRM, CLN, DEM, INS, PLM
Note: Plumbing (PLM) often included as source of loss repair
Scenario 2: Roof Leak
Commonly observed trades: DRY, PNT, CLN, RFG, INS
Note: Roofing (RFG) often included as source of loss repair
Scenario 3: Appliance Leak
Commonly observed trades: DRY, PNT, FLR, CAB, CLN
Note: Cabinets (CAB) often included if water reached cabinet level
Scenario 4: HVAC Condensation
Commonly observed trades: DRY, PNT, CLN, HVA
Note: HVAC (HVA) often included as source of loss repair
System Refusal Conditions
The system WILL REFUSE if:
- Document is not Xactimate format (confidence < 75%)
- Request includes coverage questions ("is water damage covered?")
- Request includes cause of loss questions ("was this sudden and accidental?")
- Request includes exclusion questions ("is this flood or groundwater?")
What This Analysis Does NOT Tell You
- NOT whether water damage is covered
- NOT whether exclusions apply (flood, groundwater, etc.)
- NOT whether cause of loss is covered
- NOT whether estimate is "adequate" or "fair"
- NOT what you are owed or entitled to
- NOT whether carrier made an error

Critical Disclaimers
This tool provides observational water damage estimate analysis only.
- Expected trades are patterns, NOT coverage requirements
- Categories not detected ≠ items owed or required
- This is NOT coverage interpretation or cause of loss determination
- This is NOT restoration advice or pricing opinions
