Fire Damage Estimate Analysis
Fire Damage Estimate Review provides loss-type-specific analysis for fire and smoke damage claims. The system compares detected trades against fire loss expectations and generates observational findings about estimate structure.
This is NOT coverage interpretation. Fire loss expectations are observational patterns only, NOT statements about what is covered, required, or owed.
What This Tool Does NOT Do
- Does NOT determine if fire damage is covered under your policy
- Does NOT interpret exclusions (arson, intentional acts, etc.)
- Does NOT provide opinions on cause or origin of fire
- Does NOT determine smoke damage extent or coverage
- Does NOT provide fire restoration advice
Fire Loss Expected Trades
For fire and smoke damage losses, the following trade categories are commonly observed:
Required Trades (Commonly Observed)
DRY
Drywall
Fire/smoke damage
PNT
Painting
Soot/smoke remediation
CLN
Cleaning
Smoke/soot cleaning critical
Common Trades (Frequently Observed)
FLR - Flooring (burned/smoke damaged)
TRM - Trim (fire/smoke damage)
DEM - Demolition (burned materials)
ELE - Electrical (fire damage)
CAB - Cabinets (smoke/fire damage)
RFG - Roofing (if fire reached roof)
FRM - Framing (structural fire damage)
INS - Insulation (fire/smoke damage)
Conditional Trades (Sometimes Observed)
PLM - Plumbing
HVA - HVAC
WIN - Windows
DOR - Doors
SID - Siding
APP - Appliances
ℹ️ CRITICAL DISCLAIMER
These are observational patterns only. They are NOT statements about:
- What should be covered under your policy
- What carriers must pay for
- What is required or owed
- Fire damage extent or severity
Categories not detected may be intentionally excluded, not applicable, or not covered under your policy.
Fire vs. Smoke Damage Patterns
Direct Fire Damage
Commonly observed trades: DRY, PNT, FLR, TRM, DEM, FRM, RFG, ELE, INS
Pattern: Structural trades (FRM, RFG) often included with direct fire contact
Smoke Damage Only
Commonly observed trades: CLN, PNT, DRY (if smoke penetrated walls)
Pattern: Heavy emphasis on cleaning (CLN) and painting (PNT)
Soot Damage
Commonly observed trades: CLN, PNT, CAB, FLR
Pattern: Surface cleaning and repainting, less structural work
Fire Damage Integrity Checks
The system runs fire-damage-specific integrity checks:
- Drywall without paint: DRY trade detected but PNT trade not detected
- Fire damage without cleaning: Structural work without CLN trade
- Removal without replacement: Burned materials removed but not replaced
- Structural damage without framing: Major fire but no FRM trade
Example Fire Damage Estimate
Kitchen - Fire Damage
DRY - Remove fire damaged drywall - 200.00 SF
DRY - Install new drywall - 200.00 SF
PNT - Seal smoke damage - 200.00 SF
PNT - Paint walls and ceiling - 200.00 SF
CLN - Clean soot from surfaces - 300.00 SF
CAB - Remove damaged cabinets - 15.00 LF
CAB - Install new cabinets - 15.00 LF
FLR - Remove burned flooring - 150.00 SF
FLR - Install new flooring - 150.00 SF
ELE - Replace damaged outlets - 8.00 EA
Analysis Result:
- ✅ Required trades detected: DRY, PNT, CLN
- ✅ Common trades detected: FLR, CAB, ELE
- Structural trades: FRM, RFG not detected (may not be applicable)
What This Analysis Does NOT Tell You
- NOT whether fire damage is covered
- NOT cause or origin of fire
- NOT whether exclusions apply
- NOT smoke damage extent determination
- NOT structural safety assessment
- NOT whether estimate is adequate
System Refusal Conditions
The system WILL REFUSE if:
- Document is not Xactimate format (confidence < 75%)
- Request includes coverage questions
- Request includes cause/origin questions
- Request includes exclusion interpretation
